Susan Naples » Founder
Ms. Naples founded Cardinal in 1981 with a single goal, one from which she and her dedicated staff have
never swerved—to enhance the quality of community association living. Ms. Naples holds two national certifications,
Certified Manager of Community Associations (CMCA) and Professional Community Association Manager (PCAM)
from the
Community Associations Institute (CAI). Passionate about continuing education, Ms. Naples sponsors
all Cardinal managers through national designations and certifications. She is a founding member and former
Director of the
CACM an organization committed to enhancing professionalism and accountability in the community
association management field. During her decades of committed service to community associations, Ms. Naples has
served on numerous state and national committees for CACM and CAI.
Farrah Esquer » CEO/President

Ms. Esquer has held multiple positions of increasing responsibility at Cardinal since 1998. Her business prowess and dedicated service led her to guide the company as executive vice president, director of property management, and in December of 2010, Ms. Esquer was appointed to the position of President. In January 2023, Ms. Esquer took the helm as CEO/President. Ms. Esquer holds the professional designations of Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS) and Professional Community Association Manager (PCAM) from the Community Associations Institute (CAI). She earned a Bachelor of Science degree from the University of Phoenix. Her sense of responsibility to the industry inspired her to serve on CAI’s Orange County Chapter Education Committee, Manager Support Committee and Publications Committee. She is a past Chair of CAI’s Manager Support Committee, Publications Committee and Past President’s Council. She also served two terms on the Board of Directors of CAI’s Orange County Chapter from 2010 through 2015 in the positions of Secretary (2012), President-Elect (2013), President (2014) and Past President (2015). CAI bestowed upon Ms. Esquer the prestigious John C. Kubas Manager of the Year award for 2009, the 2011 Author of the Year Award for her article titled Money Matters, which was printed in the OC View, the 2011 Speaker of the Year Award for her participation on the panel of the January 2011 luncheon regarding ethics and personal behavior, the 2012 Outstanding Service Award and 2016 Chapter Appreciation Award for her dedication to the Chapter, and the 2020 Program of the Year Award for her participation on the panel of the January 2020 luncheon regarding the state of the industry.
Karen Holthe » Vice President

Ms. Holthe joined the Cardinal team in 2010. She is proud to hold the professional designations of Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS), and Professional Community Association Manager (PCAM) from the Community Associations Institute (CAI). A graduate of California State University, Fullerton, she holds a Bachelor of Science degree and has fifteen+ years of professional experience working with non-profit Board members and volunteers. Ms. Holthe has served on the Orange County Chapter of CAI’s Education Committee and was awarded CAI-OC’s 2013 Manager of the Year Award in the Portfolio Category. In 2015, she was nominated for CAI’s Innovative Management award and received the Speaker of the Year and Chapter Appreciation Awards for 2017 and the 2020 Manager of the Year Award in the Hall of Fame category. Ms. Holthe also served a three-year term as a member of the Board of Directors for CAI-OC from 2016 through 2018.
